Since the company was established in 2003 we have received instructions on approximately 200 projects.

The following, by way of example, provides and overview to a broad range, but very small selection, of the instructions that we have received and the nature of our experience.


Quantity Surveying & Commercial Management

 

Commercial Offices – This project was taken from feasibility cost planning. We developed outline proposals with the design team. The next stage was to develop detailed project proposals and cost estimates. We carried out the preparation of employers requirements and tender documents, tendering and the evaluation of tenders; this was followed by all post contract quantity surveying and commercial management associated with this project.

Valuations and Final Accounts – we were appointed by our client to look after the commercial management of over 30 projects where they were appointed as main contractor or subcontractor.  Individual projects ranged in value from £30k to £1.2m.

Private Residential House – private house on a green field site from planning to completion, including producing the tender documentation, carrying out tender evaluations and producing the necessary contract documentation.

Speacialist Subcontractors – we were appointed by our client to look after the commercial management of 8 projects over a 2 year period, where they were appointed as a speacialist trade subcontractor. The work included the preparation and presentation of interim application for payment, and also where necessary claims for extensions of time and loss and expense. The value of these projects was approximately £4m.

Private Residential House – pre-contract commercial management of part demolition and rebuild of a 5,000sq ft private house, including producing the tender documentation, carrying out tender evaluations and producing the necessary contract documentation.

Adjudication for Wrongful Determination – we prepared and refered a claim for damages arising from the wrongful determination of employment under a contract agreement.  The correctness of the determination was disputed, a claim against our client for £250,000 was withdrawn and our client received a payment of £160,000 in settlement of his claims.

Claim for Loss and Expense – our client, a specialist subcontractor had completed working on a project for a national main contractor.  The project completed late and our client had under-recovered value on the project due to loss and expense that he had incurred.  Long after the project was completed we prepared and presented a claim from an extension of time and loss and expense from historic labour records, programmes, minutes, correspondence, photographs and cost information.  We recovered over £180,000 for our client on what he considered was a lost cause.

Contract Account Work – we were appointed to work on a project where a subcontractor’s steelwork account had doubled from the original contract value of £300,000.  We reviewed the account and submissions in detail; the result was a significant reduction in the value paid, and the successful recovery of significant value for variations upstream to the employer.

Commercial Management – we were appointed by our client to look after the commercial management of a large number of their projects.  This included approximately 20 schemes over a 2 year period, this included a number of unresolved claims relating to completed project, defending litigation claims against them, reviewing all contract documentation and warranties for successful tenders.

Experts Report – we produced an experts report to establish the value of refurbishment works following a dispute between a builder and a private developer.  The scheme was approximately £90,000 in value.  Due to the nature and detail of the refurbishment the report required practical construction experience to arrive at a value.  In examining the facts and records available and reviewing the detail of the drawings I identified a number of significant errors within an earlier expert’s report that had been commissioned by the parties.

Dispute Management – We were engaged by one party to a dispute, where the value in dispute was in excess of £2m.  This related to variations, claims for loss and expense, and counterclaims for damages.  I investigated the facts and presented my non-binding findings and opinions to both parties through a series of meetings.  On completion of my investigation and presentations the parties were able to negotiate a settlement over minor sum where the parties were unable to agree on the findings.  The process saved significant costs of litigation by both parties.  After the settlement both parties stated that they would again engage my services in this manner should the situation ever arise.

Commercial Advice – the instruction related to the commercial and contractual dispute between a main contractor and a subcontractor.  The £2m dispute existed between the parties due to delays, along with claims for costs incurred and claimed and damages suffered by both parties.

Final Account Preparation – we were instructed to work on historic final accounts associated with a utilities framework contract.  We prepared and presented over 50 final accounts from first principles.

Account Work – we were instructed by a ductwork contractor to assist in the presentation and negotiation of their account due to a large number of disputed variations.

Adjudication – we have been instructed by solicitors to assist in the response and defence to claims made in adjudication.  Our skills include assimilating large volumes of information and identifying relevant issues, then reviewing and advising on, or preparing responses.

 

Project Management and Construction Management

 

Office Development – five units totalling approximately 30,000 sq ft of two and three storey commercial offices; we accepted instructions to deliver the scheme and we were formally engaged as the management contractor.  The project was finished on time and within budget.

Private Residential House – project management of a 7,000sq ft private house from planning to completion.  We managed the main contractor and all client direct fit-out and building services packages.

Private Residential House – project management of the part demolition and rebuild of a 5,000sq ft private house.  Before commencement on site the scheme required a resubmission to planning due to issues with the design that we identified during the pre-contract construction planning stage.  The redesign required that the roof level was to be lifted by 1m and the work adjacent to property boundaries be amended.

Project Management – we were instructed to protect a planning permission that was due to expire by procuring a contractor to commence enabling works and construction to slab level.  The project management involved a number of issues arising from issues with the design of the works, levels across the site and adjacent sites and major trees on boundaries where the roots were a cause of nuisance to the new construction.

Hotel Extension - this £600k project was for a new function suite extension to a large hotel. We provided services including development of the client brief, design team selection, planning process, production of tender documentation, tender evaluation and preparation of contract documentation.

Office - this project was for an individual office unit and involved the project management for the alterations, remodelling and refurbishment from concept to completion, working to a tight budget.

 

Operation and Maintenance Manuals

 

City Centre Hotel– we were appointed on a £60m city centre hotel development site to manage the production of the complete manuals for the project.  This involved liaising with over 100 parties regarding their contribution and information towards the final manuals which were produced in hard copy format comprising over 100 files per set and an electronic version containing over 4Gb of searchable information.

Major Office Development - we were appointed by the main contractor on a £40m ground transport interchange and office development to manage the production of the complete manuals for the project. This involved liaising with all parties regarding their contribution and information towards the final manuals, producing 6 hardcopy sets and also an electronic version, the final manuals comprised 46 files per set.

Office, Commercial & Residential Development - we were appointed on a £15m city centre development to manage the production of the complete manuals for the project.  This involved liaising with all parties regarding their contribution and information towards the final manuals which were produced in electronic format. Information was collated using an electronic collaboration portal (Asite) which was used to distribute, managed and approve all information received from relevant parties

HMP Facility - we were appointed on a HMP Facility to manage the production of the complete manuals for the project. The manuals were produced on hardcopy format and comprising over 50 files and an electronic version.

Operation & Maintenance Manuals - we have also been appointed on various other projects to manage the production of manuals including schools, office developments and residential student accommodation.

 

Other Construction Services

 

Property Acquisition – we carried out inspections and provided a report on behalf of our client in connection with a proposed property acquisition.  Our report identified a number of defects which required the designers and main contractor to address and several commercial issues.  Our client negotiated a reduction in sale price and held an increased retention until the matters we identified were addressed.  The acquisition was successful at a value of in excess of £12m.

Liquidation Work – we were appointed to recover monies on behalf of a liquidator following the failure of a subcontractor.  We received and reviewed all of the historic ledgers and management accounts for projects and then followed up all outstanding monies.  The sums received exceeded the forecast recovery.

Development Appraisal – we were appointed to produce a concept design and development circa £6m cost plan for a green field site.  The presentation comprised three schemes of varying densities and designs, the associated development costs for each scheme and the return against the investment.

Litigation – we have on behalf of a number of clients carried out litigation work including instructing solicitors with regard to claims through the County or Construction Courts.  Our work has included developing strategy, managing the process, etc.

Professional Indemnity Claims – on behalf of our clients we have prepared, presented and negotiated claims for negligence in designs by professional.

Flood Risk Assessments – we have on behalf of our clients produced flood risk assessments, providing them with a report required for new developments.

Fire Risk Assessments - we can provide fire risk assessments, which are a legal requirement for most UK businesses and organisations.
